Most first-season residential displays here land between $700 and $2,500. A single-story roofline with a clean entry sits at the low end; a two-story with dormers, wrapped trees and a lift requirement sits at the top. Commercial work is quoted per property. Every number is fixed in writing after a site visit — we do not quote by square footage over the phone.

Not on the seasonal lease, no — we do. That is deliberate. Because the material is ours, replacing a failed strand mid-December is our cost, not a conversation about who pays. Permanent LED systems and landscape lighting are the exceptions: you own those outright and they carry a warranty.

Design, all materials, installation, timers, in-season service calls, takedown after the holidays, and off-season storage. There is no January invoice and no storage bin in your garage.

Earlier than you think. Sevier County lights up for Winterfest, so our install calendar fills from late September and the best Thanksgiving-week slots go first. Book by early October if you want to choose your install date rather than take what is left.

Installs run from late September through mid-December, with most residential displays live before Thanksgiving. Takedown starts after New Year's and runs through January, weather permitting — we will not put a crew on an iced roof to hit a date.

Call or text and we come fix it, at no charge, for the whole season. In-season service is included on every lease.

No. We use gutter and shingle clips designed for the job — no staples, no nails, no adhesive on your fascia. If we find rot or a loose gutter, we tell you before we hang anything.

Constantly. Cabins around Gatlinburg, Wears Valley and Pittman Center are a big part of our work. For rental properties we schedule around turnover, keep timers set for guests, and handle service without needing anyone on site.

Yes — Parkway storefronts, hotels, attractions, restaurants, churches and neighborhood entrances. Commercial installs are scheduled off-hours when needed so we are not working through your peak traffic.

Yes, general liability and workers' comp, with certificates available on request. On a steep mountain lot that is the single most important question you can ask a lighting company.

Usually. Bring us photos of last year's display and we can rebuild it with commercial-grade material, or use it as a starting point and clean up the parts that never quite worked.

We can give you a rough range over the phone, and we are happy to. We will not give you a fixed price that way, because the things that actually move a quote are physical: roof height, pitch, whether it can be walked, and whether a lift can reach the peaks. Anyone quoting a firm number off a satellite photo is guessing, and guesses turn into change orders on install day.

Most single-family homes here take three to six hours with a crew of two to four. Larger cabins and commercial properties can run two days. You do not need to be home, though we like it if you can look at it after dark the first night so anything you want adjusted gets adjusted then.

Commercial-grade LED, cut to your specific rooflines rather than pulled off a shelf in fixed lengths. That is why professional runs hang straight instead of sagging between clips. Bulb type, color temperature, spacing and wire color are all decisions we make with you during design, and wire color matters more than people expect since it is on your house in daylight for two months.

Warm white reads traditional and flatters brick, log and stone, which covers most of the housing stock in this county. Pure white is crisper and looks better on modern elevations and white trim. Multicolor is genuinely fun and works best when the roofline is clean and the color is the only busy thing happening. There is no wrong answer, but mixing three ideas on one house is usually the mistake.

Yes, and a lot of them — that is standard cabin construction around Gatlinburg, Wears Valley and Pittman Center. Steep pitches get harnessed crews, tall gables get a lift where the driveway allows one, and metal roofs get clip types made for standing seam rather than anything adhesive. If a roof genuinely cannot be worked safely, we will tell you and design around it.

Permanent LED track is a purchase rather than a lease: you own it, it carries a warranty, there is no annual install and no takedown. It makes the most sense on properties where seasonal access is expensive, meaning tall cabins and steep pitches that need a lift every October. You also get color scenes for other holidays and everyday accent light the rest of the year.

That is a large share of our work. We schedule around rental turnover, set and test the timers so guests never touch anything, and handle any service without needing you or a guest on site. We also shoot the finished install at dusk so you have a photo for your winter listing.

Sometimes, depending on the schedule and the property. Takedown-only work happens in January when our own routes allow it, and steep or lift-access roofs are the ones we are most likely to be able to help with. Call and ask rather than assuming either way.

No. Everywhere in Sevier County is the same price structure, and service response does not change with drive time. A repair call up Wears Valley Road gets handled on the same timeline as one two minutes from the shop.

Yes, the display runs off your exterior outlets, and the draw is small since everything is LED. On older properties around Boyds Creek and out toward New Center there is sometimes only one exterior outlet on the whole front of the house, which changes how we split the runs. We check power during the site visit so it is never a surprise on install day.

Very little. Commercial LED displays draw a fraction of what old incandescent strands did, and on a timer running dusk to late evening the added cost on a typical residential display is a few dollars a month rather than a noticeable jump in the bill.

Additions are usually possible if the material is available and there is room in the schedule, and it happens most often after someone sees the display lit and wants two more trees wrapped. Call us and we will price the addition; there is no penalty for changing your mind upward.

Wreaths, garland, columns, rails and entry features are all normal parts of a residential or commercial package, and porches are where guests and visitors actually experience the lights up close. Interior decorating is not something we do.

There is no such thing. Booking opens in July, and the people who call in July pick their install week. Because Winterfest pulls commercial and cabin work into October, the residential dates that put lights up before Thanksgiving are typically committed by mid-October in this county.
