Most people call about the roofline and end up adding a couple of wrapped trees and an entry. Tell us what you want the place to look like and we will figure out the line items.
How the lease actually works
You are buying a lit house for a season, not a box of lights. We own the material, cut it to your rooflines, install it, keep it working through December, pull it down in January and store it in our building until next fall. One price covers all of it.
The practical reason we do it this way is failure. LED strands fail, clips pop in wind, connections take water during a freeze-thaw stretch. If the lights belong to you, every one of those is a bill and a conversation. If they belong to us, it is our truck and our cost, and there is nothing to argue about on December 20th.
The second reason is fit. Wire cut to a specific roofline hangs straight and stays tight. Retail strands come in fixed lengths, which is why DIY displays sag between clips and leave dark gaps at the corners. Every foot of wire on your house was measured for your house.
Year two is cheaper than year one on the same design, since the layout, measurements and material are already built. Most repeat customers change one or two things and leave the rest alone.

The two services you own instead of lease
Permanent LED systems and landscape lighting are purchases. The track or the fixtures go on your house permanently, you own them outright, and they carry a warranty. There is no takedown and nothing goes into storage.
Permanent systems make the most sense on properties where seasonal access is expensive or annoying — tall cabins, steep pitches, anything that needs a lift every October. You pay more once and stop paying every year, and you get color scenes for the rest of the calendar as a side benefit.
Landscape lighting is a different animal entirely: it runs year-round, it is about paths, trees and the front of the building rather than holidays, and it is the single best value add for a short-term rental listing because it photographs well twelve months a year.
Residential, cabin and commercial are three different jobs
A residential display is designed to be seen from the street, so it is roofline first, then whatever adds height in the yard. On the older streets near downtown Sevierville that means a tight roofline and a couple of well-wrapped hardwoods. In newer subdivisions off Middle Creek or toward Kodak, it means carrying the outline up to the second-story gables so the top half of the house does not go dark.
Cabins are viewed from below and through trees, frequently from a switchback a quarter mile away. Yard-level pieces disappear, so the budget moves to rooflines, gable peaks, deck rails and post wraps. For rental owners we also shoot the finished install so the photos can go straight into the winter listing.
Commercial work on the Parkway corridors and Winfield Dunn has to read at 45 miles an hour against a lot of competing light. That means bigger bulbs, bolder decisions, and installs scheduled off-hours so there is never a lift in front of your door during Winterfest traffic.
What we check before we quote anything
Every quote starts with a real site visit, because the things that move a price are physical. Linear footage of roofline is the base, but height, pitch, whether the roof can be walked, and whether the driveway will take a lift are what actually decide the labor.
We also look at power. Older properties around Boyds Creek and out toward New Center sometimes have one exterior outlet on the whole front of the house, which changes how the runs get split and whether we need to add a timer location.
And we look at the fascia and gutters. If there is rot or a gutter pulling loose, we tell you before we hang anything on it rather than after. That conversation is cheaper in October than in December.
Picking a starting point
Most people call about the roofline, then add a couple of wrapped trees and an entry once they see the mock-up. That combination is the backbone of nearly every residential job we do and it is where we would start if you asked us.
If you have a two-story or a cabin with peaks you cannot reach, the honest question is whether you want to keep renting a lift every year or install permanent track once and be done. We will run both numbers for you side by side instead of steering you.
