We walk the property with you, usually for thirty to forty-five minutes. We measure rooflines, note roof pitch and access, find outlets, and identify trees and features worth lighting.

Then we stand at the road. That perspective decides most of the design, because it is where the display actually gets seen — by neighbors, by guests pulling in, and in the photos you will end up taking.

We also ask about budget directly. It is not an awkward question, it just saves everyone from a mock-up nobody is going to buy.

You get a photo of your house with the proposed display rendered on it — bulb color, which rooflines are lit, which trees are wrapped, where the walkway stakes land.

Most people change something. A peak they want included, a tree they would rather skip, warm white instead of pure white. Revisions are part of the process, not a change order.

Once you approve it, the mock-up becomes the scope of work and the price is fixed in writing. What is in the picture is what gets installed.

Bulb spacing is the biggest one. Twelve-inch spacing reads as a defined line of individual bulbs; eight-inch is denser and brighter and can overwhelm a small ranch. We match spacing to the size and height of the house.

Wire color is the second. In daylight, badly matched wire is the thing that makes a display look cheap. Matching it to fascia or shingle color makes the whole install disappear until dusk.

And restraint is third. Lighting every available surface is rarely the best-looking option. The most photographed houses on any street usually have a clean roofline, two great trees and a strong entry.

Commercial design adds a few layers: sight lines from the road at highway speed, brand color considerations, power availability, and how the property reads next to its neighbors on a busy corridor.

For multi-building sites we design the whole campus together so the buildings share a language rather than each getting its own look.

Boards and owners get the mock-ups as a PDF proposal they can circulate for approval.

We measure every roofline with a wheel or laser, not by pacing off the yard or eyeballing it from the street. That number becomes the materials list, and it is the reason your wire shows up cut close to the right length instead of six feet short at 4pm on install day.

Roof pitch gets noted too, because a steep pitch changes both the access plan and which clip type holds securely. A 4/12 pitch and a 10/12 pitch are not the same job even if the roofline length is identical.

We also note outlet locations and run distances during this visit, since a display that looks perfect on paper but is 80 feet from the nearest GFCI outlet needs either a different power plan or a different scope, and it is much cheaper to know that before install day than during it.

We would rather show you three honest options than one mock-up you cannot afford. A basic tier usually covers the main roofline only. A middle tier adds gables, one or two wrapped trees and an entry accent. A full tier lights the roofline, multiple trees, columns, walkway and window outlines.

None of these are fixed packages with fixed names — they are just how we talk through the trade-offs at the design visit so you are choosing based on what you will actually see from the street, not guessing at a price list.

If your budget is fixed, tell us the number first. We will design to it rather than pitching the maximum scope and negotiating down, which is a waste of everyone's time at the mock-up stage.

Most first mock-ups get at least one change — a tree the homeowner forgot to mention, a peak they want left dark, a switch from pure white to warm. That is normal and it is why we send a picture instead of asking you to sign off on a paragraph of text.

Revisions do not restart the clock or add a fee. We adjust the image and send it back, usually within a day since it is a smaller edit than the first mock-up.

Once you say yes, the picture becomes the job. The crew works from the same image you approved, not from a verbal description that could drift by install day.
