Steep roofs and switchback access
A lot of Gatlinburg roofs cannot be safely walked, period. Those get worked from ladders and lifts with harness anchors, and occasionally we tell a customer a specific section is not worth the risk — then show a design that gets the same visual result from surfaces we can reach.
Access planning matters as much as the roof. Narrow switchbacks, tight parking and long carry distances change what equipment we bring, and getting that wrong costs a whole day.
We scout it at the measurement visit and note it in the file so future seasons go faster.
Timber, stone and what looks right on a chalet
Heavy timber and stacked stone do not want the same display a suburban brick two-story wants. Bright, dense bulb spacing on a rustic facade fights the material.
Warm white at wider spacing works better here. It reads as candlelight against wood, and it lets the shape of the roofline do the work. Add a couple of grazed stone surfaces or a lit chimney and the property looks styled rather than decorated.
Wrapped trees on a wooded lot go on the ones nearest the drive and the road view. Lighting deep-lot trees just throws light into the woods.
For out-of-state owners
Many Gatlinburg properties we light belong to owners who are not local. We handle everything remotely: photos of the finished install, texted updates, timers that need no human intervention, and direct coordination with your property manager or cleaning crew.
You approve the mock-up by email and see the result in photos the same evening it is finished.
Takedown works the same way. You do not need to be in town for any of it.
Downtown Gatlinburg and the Parkway storefronts
Below the ridge lines, downtown Gatlinburg is a different kind of job entirely — narrow lots, shared walls, second-story balconies over the sidewalk, and constant foot traffic on the Parkway itself. Install windows are early morning, before the sidewalks fill, and we coordinate directly with building owners and shop managers rather than trying to work around a full sidewalk of visitors.
Storefronts here compete for attention with some of the busiest holiday foot traffic in the state, so we lean toward strong, simple outlines that read clearly against neighboring buildings instead of trying to out-decorate the block.
Multi-tenant buildings along the Parkway often need one coordinated plan across several business fronts, and we handle that as a single project with one point of contact for the property owner.
What we check on the site visit here
Every Gatlinburg quote starts with a walk of the property, not a guess from photos, because the terrain varies so much house to house.
- Roof pitch and whether it can be walked safely or needs to be worked entirely from ladders and lifts
- Driveway width, turnaround space and whether a lift can reach the property at all
- Existing exterior power and circuit capacity, especially on older mountain homes
- Tree cover and whether nearby limbs interfere with roofline or lift access
- Views from below — where the display actually reads from the valley or the road
Drive time and crew scheduling
Gatlinburg is the farthest point from our Sevierville base, and switchback roads mean a crew covers fewer properties per day here than on flatter ground. We build that into scheduling and route several Gatlinburg jobs together rather than bouncing a crew back and forth across the county.
That also means booking early matters even more here than elsewhere — a full schedule fills the mountain routes first because there are fewer install slots per week to work with.

What happens between my first call and lights being on in Gatlinburg?
Four steps. You call or send the quote form, we come out to Gatlinburg and measure the property, you get a fixed written price with a design, and then you pick an install date. Nothing is cut or ordered until you approve the quote, and the price on that quote is the price you pay.
Do you need me to be home on install day?
No. We only need access to the exterior and your outdoor outlets, so most customers are at work while we install. We do like you to look at it after dark the first night — if you want a run adjusted or a tree added, that is the easiest time to tell us.
How long does the install take?
Most single-family homes take three to six hours with a crew of two to four. Larger cabins, steep pitches and commercial properties can run into a second day. We tell you which one yours is when we quote it, not on the morning we show up.
Whose lights are they, and what happens if one fails?
Ours. We own the LEDs, clips and timers and lease you a lit property for the season, so a failed strand in December is our drive and our cost. Repairs during the season are included — you call or text and we come out, and there is nothing to negotiate about who pays.
Will hanging lights damage my roof, trim or gutters?
No. Everything goes up on clips sized to your shingle, gutter, standing seam or trim profile. We do not use nails, screws, staples or adhesive on any surface, and nothing stays behind after January takedown.
Do you take the lights down and store them after the season?
Yes, and it is already in your price. Takedown in Gatlinburg starts after New Year's and runs through January as weather allows. Everything then gets tested, repaired, labeled to your property and stored in our building until next fall, so there is nothing in your attic or garage.
Pricing and what it includes
How much does a Christmas light display cost in Gatlinburg?
Most first-season residential displays in Gatlinburg land between $700 and $2,500. A single-story roofline with a clean entry sits near the bottom of that; a two-story with dormers, wrapped trees and lift access sits near the top. Commercial properties are quoted individually because there is no useful average.
What actually drives the number up or down?
Rarely the bulbs. It is linear footage, height, roof pitch, whether the roof can be walked, whether a lift can reach the peaks, and how many times a crew has to reposition to work safely. Two houses on the same street can be a thousand dollars apart on access alone.
Is everything included in one price, or are there add-ons?
One price covers design, the leased commercial-grade LEDs cut to your property, installation, every in-season repair, takedown and storage. There is no trip charge, no service call fee and no storage fee. The only thing that changes the total is you asking us to add to the display.
Is there an extra charge for driving out to Gatlinburg?
No. Every address in Sevier County is priced the same way, and a repair call at the far end of the county gets the same response as one two minutes from the shop.
Does the second season cost less than the first?
Usually, yes. The design, measurements and cut material already exist after year one, so renewals price lower than a first install. Most returning customers change one thing and leave the rest of the display alone.
Do you need a deposit, and when do I pay?
A deposit holds your install date once you approve the quote, and the balance is due after the display is installed and you have seen it lit. We will never ask for the full amount before any work happens.
Scheduling and booking
When should I book lights in Gatlinburg?
Summer if you want to choose your week. Booking opens in July, installs start in late September, and because Winterfest pulls commercial and rental-cabin work into October, the residential dates that put lights up before Thanksgiving are usually committed by mid-October here.
Is it too late if I am calling in November?
Almost never too late, but your options narrow to whatever dates are left, and a stretch of rain or an early freeze leaves little slack to move them. We still get people lit before Christmas most years — cancellations happen, so it is worth the call.
Why do you install in September when I do not want them on yet?
Better weather, safer roofs and a schedule that is not compressed. The display sits dark on a timer until the date you choose, so an early install costs you nothing and buys you a safer, less rushed job.
Can I request a specific install date?
Yes, if you book early enough. High-demand dates like the weekend before Thanksgiving are the first to go once October arrives, so name the date you want when you call rather than assuming it will still be open in the fall.
What happens if weather pushes my install?
We reschedule, usually within a few days, and prioritize by how tight your remaining window is. Wet roofs and ice are the two things we will not work on, and no display is worth putting a crew on a slick pitch.
I own a rental or do not live in Gatlinburg — can you handle it without me?
That is a large share of what we do. We schedule around guest turnover, set and test the timers so nobody has to find a switch, and handle any in-season service without you or a guest on site. We will also send photos of the finished install for your winter listing.

Can you work on a chalet with a very steep roof?
Usually yes, with harnesses, ladders and lifts as the property allows. If a section cannot be done safely, we say so and design around it.
My driveway is a steep switchback — will you even be able to get a lift up there?
We check that at the site visit before quoting. If a lift cannot make it, we work from ladders with harness anchors and design around the sections we can safely reach.
Can you light a storefront on the Parkway without blocking foot traffic?
Yes, we install early morning or after close specifically to avoid the sidewalk crowds and coordinate directly with building owners and shop managers.
How far in advance should I book if my cabin is up on Ski Mountain?
Earlier than you would in town. Mountain routes have fewer slots per week because of drive time and access, so those dates fill first.
My cabin only has a couple of exterior outlets — is that a problem?
We plan for it at the design visit. Limited exterior power is common on older mountain properties and we add outdoor-rated capacity or split circuits as needed.
Do you coordinate with property managers?
Regularly. Send us the contact and we will handle scheduling, access and any COI requirements directly with them.
