One county, four very different kinds of property
Sevier County is small on a map and wildly inconsistent on the ground. In about forty minutes of driving you can go from flat farmland out Boyds Creek to a three-story cabin on a 20% grade above Gatlinburg, and the same display design will not work on both.
Broadly there are four property types we quote here. Older in-town homes near downtown Sevierville and Seymour with detailed trim, porches and mature hardwoods. Newer subdivision homes toward Kodak and Middle Creek with tall two-story elevations and multiple gables. Cabins and chalets up Wears Valley, Pittman Center and the Gatlinburg ridges, viewed from below and through trees. And commercial properties along the Parkway corridors that have to compete with a lot of other light.
That is why our area pages are not the same page with the town name swapped. What we do in Kodak is genuinely not what we do on Ski Mountain, and the price for the same square footage can differ by a lot based on nothing but access.
Terrain is the biggest variable in a quote
On a flat lot with a paved driveway, a two-story roofline is a straightforward day. On a hillside lot with a gravel switchback driveway, the same roofline may require staging equipment differently, more repositioning, and in some cases a lift that cannot get where you would want it.
Sloped lots also change the design itself. When a house is viewed from below, everything at yard level disappears from the road, so the budget shifts to roofline, upper-story detail and gable peaks. When a house sits above the road looking down, the opposite is true and wrapped trees and pathway lighting carry more weight.
None of this is guesswork we do over the phone. Somebody drives out, looks at the grade, looks at the turnaround, and measures. That is the only way the fixed price on your quote stays fixed.
The tourism calendar squeezes the residential window
Most places in the country have a residential season that runs from roughly early November to mid-December. Here it is tighter, because Winterfest means commercial properties, hotels, attractions and rental cabins need to be lit well before Thanksgiving.
Those jobs concentrate in October. What that does to a homeowner is simple: the dates you want most get committed earlier here than they would somewhere without a season. If you want lights on before Thanksgiving in this county, have a quote approved by early October.
Booking opens in July and it is not a marketing device. The people who call in July pick their week. The people who call in November take what is left, which is usually December.
Weather here breaks displays in two specific ways
The first is wind. Air coming down out of the mountains hits ridge properties in Wears Valley and open lots around Kodak and Douglas Lake harder than it hits anything in town. A clip that was seated lazily in October ends up in the yard by mid-December, so windward runs get over-clipped from the start.
The second is freeze-thaw. We get stretches where it melts during the day and refreezes at night, repeatedly, which works water into connections. That is the failure mode behind most mid-season outages we see, and it is why we test every run under load before leaving and why service is included rather than billed.
When ice does hit the county, we triage. Completely dark displays first, then partial outages, then cosmetic issues. Most properties never need a call at all.
No trip charges, and service does not depend on distance
Crews run out of Sevierville, and everywhere in the county is a normal drive from there. There is no trip surcharge for being up a mountain or out toward the county line, and a repair call forty minutes out gets handled on the same timeline as one two minutes from the shop.
For cabin and rental owners who do not live here, that is the whole point. You should not have to coordinate anything, be on site for anything, or know that a strand failed. Timers stay set for guests and service happens without you.
